Established private property investor, Freshwater Group, acquired a mixed-use building of retail, office space and residential apartments. We recently completed a Cat B fit-out on level one, which the landlord occupied, however this required improvements and layout alterations. Level two had undergone an office fit out several years ago and had been vacant for some time, therefore, required a complete strip-out and refurbishment.
Following a rigorous tender process, Woodhouse were selected based on their design abilities to refurbish the office spaces, common parts and washroom facilities which were very dated.
Whilst working on this project Woodhouse faced a number of challenges which involved residential apartments being occupied due to residents working from home during the Covid-19 pandemic. Woodhouse carefully coordinated all works to shared common parts and those involving high levels of noise with building management. The team introduced Covid-safe procedures to ensure the safety of their operatives and other users within the building.
Completed in 15 weeks, Woodhouse carried out the refurbishment for the Cat A and Cat B space on levels one and two, along with three groups of washroom areas. In addition to this, they also modernized the ground floor corridor with a sliding decorative metal panel system which served the purpose of concealing riser doors whilst still retaining access to the riser cupboards.
The exposed soffit on the second floor required significant preparation prior to spray painting and achieves the desired end result which the client was after.
The atrium provides an inviting space filled with colour as the walls boast large acoustic artwork panels with surround lighting, and bespoke decorative lighting either side of the elevator.
Freshwater Group’s sound investment within this building leaves them with a floor which is ready to let, fully furnished office space and enhanced value for future sale.
